Modified bitumen roofing is an asphalt material that can be heat-applied or cold-applied to a flat roof surface, reinforced with polypropylene or styrene and butadiene. Compared to other commercial roofing materials, it provides many advantages, such as ease of installation and repair, overall longevity, and resistance to damage from different weather conditions.
Unfortunately despite these benefits, modified bitumen roofing is also comparable in at least one facet to other types of roofing materials; occasional maintenance for leaks or other problems will be needed and will ultimately need to be replaced. In addition, waiting to take corrective measures only after there is obvious evidence of a leak, failure, or structural damage with changed bitumen roofing, just like any other form of roof, will result in substantial repair costs, a need for emergency roof repair, and/or reduce the time to a complete replacement.
Since roof
damage always starts slowly, and can in many cases even go unnoticed; thus,
before there is any evidence or proof that a leak or other problem occurs, a
substantial amount of structural damage can occur. For the owners of the
properties or for them who live there the effect of such circumstances may be
quite severe. In this situation, you need help of a commercial roofing contractor.
As a result, owners/managers of modified bitumen roofing buildings will be well advised to conduct regular roof inspections to ensure that this material continues to provide the necessary and anticipated quality of performance; these inspections will also detect potential issues that should be handled as soon as possible to prevent unnecessary or emergency roof repair bills and to extend them.
To that end, the roof leak repair and roof replacement specialists at All American Roofing, one of OKC’s leading commercial roofing contractors for more than 15 years, have this list of warning signs that the roof needs replacement:
- Worn asphalt: surface erosion spots/areas that show underlying layers
- Delamination: individual layers have been separated/slipped so that durability is lost.
- Tears, fractures, punctures-external damage due to weather, debris falling, etc.
- Return of previous issues-original repairs that have not been completed correctly or that have not been preserved
- Pooling- In depressions, water/dirt/debris may accumulate and stress the roof structure
- Loose or elevated fasteners from the materials' normal contraction/expansion
- Grease-worsening of one or more layers of ventilation on restaurant roofs
- Improper initial installation-not readily apparent; due to work/materials sub-par
- Preventative maintenance of the roof to assess potential issues, prevent expensive repairs
Although the property owner or maintenance workers may conduct routine roof inspections, the use of a licensed roofing contractor such as All American Roofing may be the better course of action. Using their services would eliminate the risk of injury to any inexperienced or untrained person particularly if they are very uncomfortable working at heights, while also providing a professional with the means to assess the entire roof structure, whether changed bitumen or other form of roofing material, for issues or problems that may or may not be immediately apparent.
We provide a comprehensive preventive roof maintenance program designed to assess the condition of an existing roof on a semi-annual basis; roofing can complete the work quickly and effectively when approved or appointed by the property owner if any roof repairs are necessary.
See us at All American Roofing for commercial roofing requirements. Our experts are quite good at easing the job and maintain roofs in OKC.
